The RIA enters into a joint venture with SANTE, receiving a 20% Co-GP equity stake in the partnership. This aligns the RIA's interests directly with their clients' investment outcomes.

The RIA allocates qualifying client capital into the joint venture using a transparent pro-rata allocation formula. Each client receives proportional exposure to the ground lease portfolio.

SANTE Execution

SANTE's institutional team handles all acquisition, underwriting, asset management, and reporting — including compliance monitoring, verifying taxes and insurance are paid, ensuring rent escalations are implemented on schedule, and overseeing all tenant obligations.
