Partnership Formation

Client Allocation
The RIA allocates qualifying client capital into the joint venture using a transparent pro-rata allocation formula. Each client receives proportional exposure to the ground lease portfolio.
SANTE Execution
SANTE's institutional team handles all acquisition, underwriting, asset management, and reporting — including compliance monitoring, verifying taxes and insurance are paid, ensuring rent escalations are implemented on schedule, and overseeing all tenant obligations. The RIA and their clients benefit from SANTE's 20+ year track record with zero operational complexity.
